Principal in The Nielson Group - Capital Finance Strategies, Sharon L. Nielson, is a leader and innovator, with a demonstrated ability to structure and steward projects that “push the envelope,” both within existing and evolving development strategies. Sharon, understands that sound projects are the product of collaborative funding relationships, working from a common purpose, where project sponsors and funders share and mitigate risk, both through open dialogue and a thorough due diligence process, jointly undertaken by all stakeholders. Sharon embraces challenges as opportunities to grow and enhance project performance and success.
Sharon’s approach to project development is grounded in her over 20 years as an independent consultant and business owner, successfully completing a diverse range of projects in urban, suburban, and rural communities. Sharon has substantial experience in successfully obtaining financing for extremely complex transactions – she is known for taking on the “difficult” projects, and seeing those projects through to completion. Sharon’s career path to project development likewise spans a broad skill set and range of life experiences, both in the public and private sector. Originally from California, Sharon served as an executive of a large coordinating agency in the San Francisco Bay Area, creating a cooperative public service media campaign among 35 separate provider organizations. Upon relocating to Oregon in 1980, Sharon led the Portland Saturday Market, an open-air crafts market, to grow and thrive even as major Light Rail construction and operation bisected its site. Sharon possesses a deep understanding of the internal and external implications to a sponsor resulting from initiating new project financing and development. Experience in leading such collaborative and community based ventures; Sharon guides projects to sustainable fruition.
Sharon holds a Masters of Science in Management from Marylhurst University, Marylhurst, Oregon.
